Villa Vithania

Villa Vithania is a beautifully renovated traditional stone residence set within a private 5,000 sq.m. estate.

It enjoys a privileged location, just 20 meters from the sea (separated by the coastal road), and within a very short walking distance from Aegina Town, offering easy access to shops, cafés, and restaurants.

The villa is situated on the southern coastal road of the island and is only 500 meters from Aegina Town and the port. The center is easily reachable on foot, where guests will find restaurants, cafés, shops, and all essential amenities. The summer cinema “Akrogiali” is also just a few steps away.

From its location, guests can enjoy beautiful views over the Saronic Gulf, as well as the peace and privacy of the large landscaped garden.

The Villa

Villa Vithania consists of two independent floors of approximately 200 sq.m. each. Each floor has a separate entrance, while an internal staircase connects them. All areas are fully air-conditioned and heated, with constant hot water available.

Upper Floor

The upper floor features three bedrooms, two of which offer stunning sea views and unforgettable sunsets over the Saronic Gulf, while the third overlooks the garden. Each bedroom includes a comfortable king-size bed, large wardrobe, and desk.

There is also a living area, a spacious fully equipped kitchen, a large bathroom with both bathtub and shower, and a separate WC with sink.

The floor offers two large balconies: one at the entrance with sea views, and another overlooking the rear garden with impressive palm trees.

Lower Floor

The lower floor also includes three bedrooms, all with king-size beds, large wardrobes, and desks.

There is a spacious living area divided into two sections, a fully equipped kitchen, a large bathroom with bathtub and shower, as well as two separate WCs with sinks.

The living room and kitchen open directly onto shaded outdoor patios surrounded by palm trees.

One bedroom on the upper floor and two on the lower floor can be arranged as twin rooms with two single beds if needed.

Garden

The garden features a private swimming pool with a specially designed shallow area for children. Around the pool, there are sunbeds with side tables and an outdoor dining area.

Additionally, there is a small building used as an office and storage space, as well as a guest house (not included in the rental price).

Small pets are welcome in the garden, provided they are well trained and do not disturb neighbors.
